Yes, for purchasing co-ownership shares either privately or through your U.S. company (single- or multi-member LLC), a bank account with our partner banks is required. If a company is set up for you, a local, German-speaking lawyer will manage the account as your trustee. Private accounts can also be established at our partner banks.

Yes, all running costs and reserves are covered by renting out your property for 12 weeks each year, ensuring no unexpected expenses. You only pay the usual and variable costs during your stay (electricity, water etc.).
Yes, our properties are insured against all potential damages, including fire and hurricanes, through top local insurance companies.
Financing options are available and can be individually assessed through our direct contacts with local banks.
Yes, many customers acquire several shares. It is also possible to purchase an entire property. Some customers also plan to gradually acquire further shares. Each co-owner also has the right of first refusal if other co-owners wish to sell their shares.
As in any real estate market, local land and property prices vary and are always dependent on market developments. In the medium term, due to the excellent macro- and micro-economic conditions, steady price increases have been achieved in this region in the past. Rental yields of comparable villas have been 8-12% per year in the past. Of course, past values are no guarantee for future development.
As a co-owner, you decide how to use your allocated villa time, whether for personal use or for friends and family.

Each co-owner will receive his or her individual income statement from the U.S. tax advisor as well as the U.S. tax return to be filed (so-called Form 1040-NR). These returns are to be reconciled with your local tax advisor in your respective state of residence. When designing the legal structure, we have explicitly worked out the avoidance of double taxation - our advisors will be happy to explain this to you in a personal meeting.
While we aim to rent your share to co-owners or community members first, our own rental company offers lower-cost rental management services to remain competitive in the high rental occupancy of Cape Coral. However, a guaranteed rental is not provided.

The importance of co-ownership
Yes, the Daris UA Co-Ownership Model is real property ownership. You own your share of the property through a local owners' association, which was set up specifically for your property in the USA. Together with the other co-owners you are also connected in a local partnership, which organizes the external renting.
Generally, you can sell your co-ownership share at any time. Rights of first refusal exist for the other co-owners of your villa, community members, and DARIA US. If the right of first refusal of the mentioned parties is not exercised, you can sell to any potential external new buyer.
Yes, as a co-owner, you benefit from any increases in local market property values. The value of your property develops in line with the local real estate market. It is of utmost importance to us that you, as a co-owner, have a good purchase price and thus benefit from rising market prices.
Each villa is divided into 35 shares, each representing 8 days of use per year. The model limits personal use to 40 weeks per year, with the remainder rented out to cover costs
Co-ownership involves actual property ownership, unlike timeshare, which only provides a right of use.
